This service is priced at $150 per hour (2 hour minimum).
One of our consultants will review a digital copy of your initial drawings (blueprints provided to you by your designer/contractor). They will then make suggestions or point out potential issues for you to discuss with your contractor before materials are ordered and construction begins. This can alleviate issues that could cost more money or add more time to your project.
We'll provide an estimate for quantities of your finish materials (ie: tile, flooring, etc.) to you based on the drawings (blueprints) given to you by your contractor or designer. This allows you to make sure that there are no surprise bills for extra material.
An information-packed meeting between you and your consultant. They will verify that all measurements on the initial drawings will work, layout your design within the space, answer questions about what to expect during your renovation, and advise you about abatement protocols. They will also explain expectations for you to hold for the project (protection of spaces, inspections, contractor behavior, material storage, etc).
We will review your original contract and the proposed scope of work with you, eliminating possible surprises later in your project. This will help to ensure that you will receive exactly what you want with your renovation.
We will confirm that your existing gas/electrical services are sufficient to service your new appliances. Based on your manufacturer’s instructions, your consultant will also provide you with the correct locations and the required sizes/capacities of each of those services.
Your consultant will review a digital copy of any drawings (blueprints) that have been amended from the originals to ensure that any necessary changes are made before work begins. They will also verify that your concerns/needs from the initial drawings have been added. This will allow you to verify with your contractor that they were added to the scope of work–avoiding possible change orders and upcharges later.
This feature allows our clients to have a (scheduled) Q/A phone call with their consultant to discuss concerns on any revised drawings (blueprints) given to them by their contractor/designer. This type of clear communication and organization helps remove stress from your project. We can also provide the reassurance you need that the project is on track and meeting expectations.
An RFI refers to a document used for clarifying a question or issue about materials, the design, or the scope of work. It's usually sent from your contractor or designer. Your consultant will review any RFIs that you receive so that you can understand the issue and make a better decision. We'll also point out potential aspects that could cause changes to the scope, price, or schedule (timeline) of your project so that these can be solved rather than becoming a costly issue.
Are you adding a window or door, or removing a column or soffit? This vitally important service allows your consultant to point out potential structural implications of these types of work to make sure that your contractor has addressed them with you before starting work. This can alleviate upcharges (and damage to your home) later.
Your consultant will review your project’s scope of work compared to the given timeline estimates from your contractor, helping you confidently form accurate expectations for your renovation.
We will review any changes to the original contract that your contractor or designer is suggesting with you to verify the necessity of them, as well as reviewing any added costs. This service gives you the confidence to dispute any unnecessary added fees, or at least to understand why you’re being charged them.
Your consultant will be available to review any claims of “unforeseen work” once the project starts. They can verify the necessity of such changes (and the resulting costs), or give you the confidence to dispute them with your contractor.
In-person visits by your consultant at your project completion milestones to ensure the quality of work. (These visits must be scheduled.) The visits include these milestone phases: completion of rough work (before drywall), cabinet installation, completion of tile, and finish work.
If your project "fails" an inspection, the inspector will give a correction notice that details what needs to be fixed in order to get an approval. Your consultant will help you request any Correction Notices that your inspector has noted. You will be able to better understand what needs to be done or to confidently dispute any unnecessary extra work costs.
